A Sneak Peak at 181 Fremont

SF is buzzing about the new residential condos builting built at 181 Fremont.

The units will range from $3.5 to $50 million and from 1,260 to 3,400 square feet. There will also be a "grand penthouse" which will be on the 70th floor and have about 7,000 square feet. Sales have started although the first residents will not move in until the Summer of 2017..

The building will be over 800 feet tall with the residences starting on on the 54th floor and going to the 70th floor (commercial tenants will be on the first 53 floors). There will be no more than four units on each floor, providing residents with a great deal of privacy.

The developer is Jay Paul Company (Google's largest landlord) and the designer is Orlando Diaz-Azcuy who designed Ram's Gate.

The amenities will take up the entire 52nd floor and will include four distinct lounge spaces, a fitness center with a yoga room, a library, a catering kitchen, a conference room and a wrap around terrace. There will also be a 24 hour attended lobby with a 25-foot high entrance and a full-time concierge.

There will also be elevators to 7th floor with direct access to The Park (San Francisco's equivalent of New York City's Highline). The Park will have 5.4 acres of green space and will essentially be the residents' of 181 Fremont backyard.

Last, but not least, the Transbay Building will also be directly accessible from 181 Fremont and will have 150,000 square feet of commercial retail space, approximately twice the shopping, restaurants and bars of The Ferry Building.

The Lumina will be getting a new 400 foot neighbor on the corner of Folsom and Spear, the "Twisty Tower."

The Twisty Tower is being designed and developed by the same developer who developed The Lumina, Tishman Speyer.

A new study has mapped the cheapest and priciest neighborhoods for renters in San Francisco.

South Beach is the most expensive neighborhood in San Francisco with the median one bedroom rent of $4,000/month.

The study also shows that San Francisco is still the most expensive renters market in the country, but prices have slightly fallen since last Summer's high water mark.

Bay Area #46 On List For All Cash Real Estate Deals

A common compliant in the Bay Area is having to compete with all cash offers.

However, a new study shows that the area barely made it in into the top 50 cities with all cash deals.

What state had the most all cash deals? Florida. Yes, Florida with 7 out of the top 10 cities having all cash deal for home purchases including Miami with has a nation high 55%.
